The Lyles Ranch House was built in the 1920s and sits on a working cattle ranch in northern Archer County, about a mile south of Holliday, Texas. This spacious ranch house boasts four bedrooms (plus a study converted to a bedroom), two full baths, two half baths, a furnished kitchen, den, dining area, library, office, and game room. The entire house was remodeled and updated in the 1990s, but still retains so much of the early 1900s character that makes it so special to us. You can enjoy an evening on the front porch or by the fire pit watching jack rabbits, cottontails, road runners, lizards, hummingbirds, and the frequent passing of wild turkey (we're still talking about animals), not to mention numerous other bird species. If you're extremely laid back and quiet, there are ample opportunities to see feral hogs and their young, deer, bobcats, ducks, dove, quail and other beautiful wildlife. The sound of coyotes communicating through their yelps, howls and barks around sunset is sure to give you a bona-fide country-living experience during your stay at the ranch. Although we don't allow outside hunting on the property other than a few select dove hunts each season, we do offer a great opportunity to bird watch or nature walk on the ranch. The creek, stock tanks, and mesquite and other hardwood pasture provide a prime habitat for nature and wildlife to flourish. If you are interested in booking a hunt in the area, we have contact information for several hunting guides and outfitters. The ranch is a great place to stay for hunters, family gatherings or get-aways, ladies scrapbooking retreats, or any other reason to get out of the city. The Lyles Ranch House is an awesome opportunity to experience the country, but sits only a few minutes from civilization. The small rural town of Holliday is less than 5 minutes away and you can be in Wichita Falls in less than 15 minutes. Archer City, the county seat, is only a 20 minute drive to the south and provides lots of historical opportunities. Two of the bedrooms are fully private, with the third semi-private (see photos). The recently updated bathroom down the hall has everything you need and more, including a small selection of toiletries, just in case. The completely renovated kitchen just calls out for use with it's beautiful granite countertop, gas stove, double ovens, and everything the experienced cook would need. This house is located in a neighborhood of business owners and other professionals. It is walking distance to Midwestern State University. Five minutes from major shopping, restaurants and all hospitals. 10 minutes from Sheppard AFB.

Welcome to our 3 bedroom home located right across the street from Midwestern State University's campus! This location is perfect for any family members from out of town looking to come in and visit their family member who is attending the university! You will not even need to get into your car as the campus is right across the street! This house is also a great option for any other reason that may bring you to Wichita Falls! Being located right across the street from MSU means that you are centrally located in town. The house is a 3 bedroom home with two bathrooms. The master room comes equipped with a king bed and has its own attached bathroom with a stand up shower. The 2nd and 3rd bedroom both come with queen beds and share a common bathroom in the hall that has a tub/shower combo. There is plenty of parking behind the house in front of the garage with two additional carport style covered spots. A clothes washer (cold water only) and dryer are located behind the house in a separate laundry out house. We also have a small run right outside the back door that leads to a fenced-in back yard for your dog(s) if you are traveling with any! Many visitors have just come to have a Texas experience where they bring their cowgirl or cowboy hats and boots and have taken great pictures by rocks, pond, fire pit, near horses and cows for memory or to send to loves ones or do postals. Sunset is a quiet and peaceful town in the outskirts of Fort Worth Texas. Although this gorgeous home has a country setting in just 7 minutes you'll be on your way on highway 287 to dining, lake, Walmart, etc or if you prefer to take a day to sight see in about 1hr you'll be in down town fort worth. To get around you'll need a car for there is no public transportation. You can relay on uber or lift. We want you to enjoy yor stay so please read carefully our criteria: To be able to offer a cheap price we do require the following 2 very important requirements : Guest must turn on electricity under their name with a company of their choice before arrival. Cirro energy gives good rates and does not require any type of deposit. Please make sure to turn it off when you leave. Also guest are responsible to get rid of all garbage. Absolutely NO SMOKING anywhere inside nor outside. We have a serious condition and can't be around any place where smoking has been done. Do not throw anything other than just toilet paper in toilet no tampons,condoms,etc Any evidence of not following these guidelines may incur extra cleaning fees and repairs or loss of deposit.. As you know you wanted to stay at our home because its cheaper than a hotel and it has more space and privacy, etc Also you may have noticed we have no cleaning fees and that is because we pass those savings to you the guest. That includes: *washing dishes, *beddings *and towels and placing them exactly where they belong. *All floors, toilets, showers and fridge must be cleaned and sanitize!! *The entire home must be clean and well organized ready for next guest. We will come in to do a walk through and inspect. *ALL GARBAGE MUST BE TAKEN WITH YOU. Wether you throw it where you will pump gas or at a truck stop all must be taken!! By leaving home as clean as you received or better it allows us to pass on the savings to YOU! If you simply don't have time or energy because you're on vacation, work, etc. Just let me know ASAP so we can schedule our cleaning crew to come in and take care of all. You will be charged $175 to have them come in to clean, organize and sanitize after you leave. We take pride in our home and all that is in it and expect our guests to take care of all furnishings, beddings, utensils etc as if it was their own! ! Therefore.... If you accidentally brake, stain or damaged anything in the home like cups, plates, bedding sheets, towels, etc make sure you either buy and replaced the damaged item or you ask me the price to replace it. There is a TV screen that can be hooked up to a device but there is no Cable service provided. Due to the heavely treed property, internet may not be suitable for large downloadings or streamings.

It will take you 30mins via car or boat to reach the nearest store. The property is located in a cove, it will take you about 7-10 minutes via boat to reach the “main” body of water. And you will need to pull out from the no-wake zone (about 2mins) in order to ski, tube or wake board. While we supply a starter pack of things like, toilet paper, paper towels, and dish soap you will want to come prepared with more for an extended stay, or be prepared to make the drive to the store. Due to the fact that we are a water front property, and in the “wilderness”, you will come in contact with bugs. We suggest you bring bug spray, and keep all doors and windows closed, especially at night. This is a split level property and has 2 half staircases inside. You will also have to walk down to the water, there is a rock staircase, however we are not handicapped/wheel chair accessible. You are responsible for your own safety when inside or outside this property. Cell service is limited- we have a signal booster for inside the home, but do not offer WIFI.
